Hurricane Ian

Hurricane Ian is expected to bring water and wind. He will also bring an opportunity for Professional Realtors® to provide exceptional customer service and value to their customers.

Here are the recommendations I am making to my team:

  • Prepare: https://www.noaa.gov/hurricane-prep
  • I strongly recommend sharing the articles below with all your current and past customers.
  • For all listings, active or pending, pull the sign and put it somewhere secure to prevent the wind from ripping the sign out of the ground and causing property damage or bodily harm. Notify your sellers that you are doing this so that they don't worry.

Real estate, as a profession, is both simple and complex. It is simple in that our role as Realtors® is to make friends and then help our friends with real estate issues. Sometimes we get paid, and sometimes we don't. It is complex in that once a contract has been signed, dates have to be counted, deadlines have to be met, and communication has to be seemless. Let's metaphorically think of a real estate transaction as a play. The Realtor® is a director using the purchase and sale agreement (contract) as a script. There are actors who each play a role. Typically the actors are buyers, sellers, home inspectors, termite inspectors, insurance agents, lenders, and closing agents (law firms or title companies). Each actor has a role to play. The script (contract) says when some of the actors come on stage and leave the stage. It is the Realtor's® job to remind the actors of their lines and when they should come on stage and off the stage. Realtors also document progress and keep all of...

It's summer and you know what that means – it's listing season! Even though the market is primed for selling and many homes are selling for way over their asking price, it's still important to approach selling with a sound strategy. To that end, here are some key takeaways you should keep in mind to stay on top of your game in the lucrative 2021 market.

Understand Market Data

Though it can be exciting to sell when the market is scorching and you have the potential to make thousands over your asking price, remember that the market changes quickly, and there are a number of factors that go into pricing your home. According to Inman, if a home prices higher than comps in its area, it's likely that home has factors that can't be re...

Whether you're selling or refinancing, a lot rides on your home's professional appraisal. The appraiser's unbiased opinion will give buyers and lenders alike a clearer vision of your home's worth. A lower number hurts your chances of securing a loan or selling for a good price.

Many factors go into your home's appraisal, some of which you simply can't control like number of bedrooms or the neighborhood. Luckily, there are things you can do to boost your home's profile. Here are some tips for getting a high appraisal.

Look at Past Appraisals

If your home has been appraised in the past, take a look at those records. Pay close attention to the things that lowered your home's value and try to improve those issues first.

Legislature Passes, Gov. Signs Biz Rent Tax Reduction

A multifaceted bill will net Fla. $1B from internet sales and eventually lower the business rent tax from 5.5% to 2% – a major Florida Realtors legislative priority.

TALLAHASSEE, Fla. – Gov. Ron DeSantis signed a taxation bill (SB 50) into law on Monday. While the new law covers a number of taxation issues, one element lowers the business rent tax, which was a major Florida Realtors® priority this year and in previous years.

The bill should raise about $1 billion by collecting taxes...
